What is Viresta?

Viresta is rental property management software for anyone handling one or several leased properties. It centralizes properties, tenants and leases, tracks monthly collections and outstanding balances, records the expenses of each property, and issues the invoices and account statements that renting requires.

It is built for property managers, owners with several rentals and landlords of commercial units and warehouses who handle all of that today in notebooks and spreadsheets, with the cost that comes with it: rent collected late, deposits never recorded and expenses nobody deducts.

Who is Viresta for?

Does it issue CFDI invoices?

Yes. Viresta stamps rent invoices under the current SAT CFDI version and sends the XML and PDF to the tenant.

Can it send receipts by WhatsApp?

Yes. Receipts, invoices and notices can be sent by email and WhatsApp from the system itself.

Does it track the expenses of each property?

Yes. Utilities, maintenance and repairs are recorded per property, so you can compare income against expenses.

Can I give the tenant an account statement?

Yes. Each lease keeps its payment and balance history, and the statement is generated whenever you need it.

What if my activity is subject to the AML law?

Leasing real estate is a vulnerable activity under Section XV of Mexico's LFPIORPI. For threshold control and filing reports with the SAT, Viresta pairs with NoveraPLD.

Do I need to install anything?

No. Viresta runs in the browser, from a computer or a phone.

AML law

Leasing is a vulnerable activity

Leasing real property is listed under Section XV of article 17 of Mexico's anti-money laundering law, the LFPIORPI. If the monthly rent exceeds the thresholds, the landlord must identify the tenant and, where applicable, file reports with the SAT:

  • Identification from 1,605 UMAs of monthly rent, that is 188,282.55 pesos using the 2026 UMA.
  • Report to the SAT from 3,210 UMAs, 376,565.10 pesos using the same UMA.
  • The report is filed no later than the 17th of the following month, in the official XML format.
  • Even with no reportable transactions, a zero report is filed.
