AML law

Selling land is a vulnerable activity

Buying, selling and brokering the transfer of real property is listed under Section V of article 17 of Mexico's anti-money laundering law, the LFPIORPI. If you sell lots or land, whether as a subdivider, a developer or a broker, you are a regulated party before the SAT:

  • Identification on every transaction, regardless of the amount: a file for the client and the beneficial owner, kept for five years.
  • Report to the SAT from 8,025 UMAs, that is 941,412.75 pesos using the 2026 UMA.
  • Six-month accumulation: partial payments from the same client add up, and once the threshold is crossed the report is triggered. With installment sales this is the rule, not the exception.
  • The report is filed no later than the 17th of the following month, in the official XML format.
  • The reform published in the Federal Official Gazette on July 16, 2025 added Section V Bis for those who receive funds or contributions for a real estate development.

Frequently asked questions

Does Adara calculate late interest?

Yes. You set the rate and the system applies the surcharge on its own, based on the days overdue. You can also waive it or apply a discount when you authorize it.

Does it work if I sell houses and not just lots?

Yes. The system works the same with any property sold on terms. The difference is how you name the units, not how the payment control works.

Can I bring over the data I already have?

Yes. Adara imports data from your previous system or your spreadsheets: clients, contracts, lots and the payments already made. You don't start from scratch or retype years of history.

Can my clients see their account statement?

You send it by WhatsApp or email from the system, the moment they ask. It comes out with the updated balance and the detail of what they have paid.

How many people can use it at the same time?

As many as you need, each with their own user and permissions. Whoever takes payments at the counter has no reason to see financial reports or change a contract.

What happens if a client stops paying or cancels?

It is recorded with the reason and the lot returns to available on the map. The cancelled contract's history is not deleted; it is kept for any later dispute.

Can I manage more than one subdivision?

Yes. Each development keeps its lots, contracts and reports separately, and you see them all from the same account.

How long does it take to get started?

You register the company, load the lots and the active contracts, and from there you can record payments and issue receipts.
